Why this list is four names long

Mortgage broking has moved almost entirely to phone and video, and the search results reflect it. Of 38 firms appearing for Manchester queries, most were registered in another city, or were comparison sites selling introductions.

That is not a scandal. A Halifax broker advising a Manchester buyer over video is doing nothing wrong, and may well be excellent. But a list called "best mortgage brokers in Manchester" that is mostly Southampton is a lie of omission, so those firms are not here.

If you are happy with remote advice, widen the search. If you want someone whose office you could walk into, this is the list.

The three checks

The FCA register. Search the firm name. Confirm whether it is directly authorised or an appointed representative, and of whom.

The fee, and the maximum. Many brokers publish a typical fee and omit the cap. One firm here publishes both, which is why it leads the list.

The panel size. "Whole of market" is a regulated term. Ask how many lenders, and whether any are excluded.

Red flags

  • No FCA number offered on request.
  • A fee taken up front rather than on offer or completion.
  • Pressure to use the estate agent's in-house broker without the referral fee disclosed.
  • A decision in principle presented as though it were a mortgage offer.
  • Any suggestion of adjusting how income is described on the application. That is mortgage fraud, and it is the applicant who is liable.

When you do not need a broker

If you are an employed applicant with a clean credit file, a 20% deposit and a mainstream property, the best rate is frequently available direct from a high-street lender, and going direct costs nothing. Compare the direct deal against what a broker finds before paying a fee.

A broker earns their money when something is non-standard: self-employment, a recent credit blip, a portfolio, a foreign passport, a new-build with a long completion, or a flat with a cladding question. In those cases the difference is not a better rate, it is whether the mortgage happens at all.

Both models are paid by the lender through a procuration fee of roughly 0.35% to 0.4% of the loan. A fee-charging broker takes that and charges you as well, typically £395 to £595 in Manchester, or a percentage on complex cases. For a straightforward employed applicant with a good deposit, a fee-free broker is genuinely fine and the advice is regulated identically. Pay a fee when the case is hard, self-employed, adverse credit, a portfolio, foreign income, because the work involved is several times greater and a fee-free broker may simply decline it.
